The strategic location of this waterfront project required the development of a 150-room boutique hotel complex with a large flexible venue that could serve as an 80,000 sf museum or a public conference facility best related to the main hotel building and activities.

Due to its functional duality, each component requires its own visual identity. The intersecting, double boomerang scheme provides access, circulation, and separation of uses and creates a distinctive, yet unified building structure.
